All types of columns, beams, lintel, slab, chajja etc in sub-structure & in super structure shall be R.C.C in (1:2:4 & 1:1 1/2: 3)   •   prop. Using 1/2" to '3/4" H.G. chips.

All brick walls shall be in 1:6 prop. With K.B.Bricks.

All inside/outside walls shall be plastered in 1:6 Prop. And ceiling shall be in 1:4 Prop.

The internal walls and ceiling shall be treated with synthetic putty & painted with uniform colour of distemper. All outside walls shall be painted with cement paints. All doors and windows shall be finished with enamel paint.

Flooring works: All inside functional floor spaces of the duplex shall be of marble/Vitrified tiles.

The cooking platform in kitchen shall be of polished Granite stone and washing sink shall be of Granite or stainless steel.

6'.0" height ceramic wall tile claddings in the toilet walls, whereas tile cladding upto a height of 2-0" over cooking platform, in kitchen room.

Necessary cup-boards of Brick massenary & R.C.C. plate without shutters shall be provided as per the building plan, in side the living areas.

All door and window frames will be of Sal Wood of standard section. All window-shutters are of wooden frame with glass paneling and safety M.S grills.

The main door shall be of Teak wood paneled designed shutter and all other internal doors are of company made flush door shutter, with neat putty finish, & glossy paint having necessary, best hardware fittings.

All internal electrical wiring with premium brand Fire resistant insulated copperware in concealed conduits, having necessary point provisions of suitable Nos. of lights, fans power plugs as well as TV and Telephone outlets of MODULAR SERIES.

One Indian W/C and two European W/C with cistern fittings shall be provided in the toilets, along with towel raif & soap discs etc, Water heater provision shall be provided in all the three toilets, Wash basin of slandered size, with face mirror, acrylic Bracket, Towel-rod, Soap-Disc shall be provided in the Dinning hall, apart from additional two nos of wash-basin of suitable size with ancillaries shall be provided in any of the two toilets.

Any extra work desired by the buyer shall be charged extra. Any addition, alteration or change from the schedule specification can only be done through the builder by making the additional payment and fully in advance.
